GAME ROOM: This room comes equipped with a foosball table, 2 chairs, and a mounted flat-screen TV. The laundry room and 1st floor bedrooms branch off of the game room area.

BEDROOM #1: This bedroom is located to the right side of the game room upon entering the home. It has a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. There is access to the pool area from this bedroom. It has a conjoined bathroom that is shared with Bedroom #2.

BEDROOM #2: This bedroom is located to the left side of the game room. It has a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. There is access to the pool area from this bedroom. It has a conjoined bathroom that is shared with Bedroom #1.

BATHROOM #1: This bathroom includes a single vanity and a tub/shower combination shared by Bedrooms #1 and #2.

LAUNDRY: Located off the game room downstairs. 1 washer, 1 dryer. You will find all the bathroom linens stored here.

BACKYARD: This oasis of a backyard is lush and tropical. There’s a cabana, putting green, billiard table, a round dining table with an umbrella and 4 chairs, a gas grill, and several lounge chairs. The 30x19 ft. private lagoon pool can be heated in the cooler months.

Includes a microwave, dishwasher, stove, 1 refrigerator, toaster, Keurig, coffeepot, crockpot, griddle, and blender, as well as all the standard utensils and cookware. There is also a counter-height bar with 4 bar stools.

DINING ROOM: Located across from the kitchen, this dining room has a large, beautiful wooden table that seats 8 people.

LIVING ROOM: This very spacious living room is full of natural light. It’s next to the kitchen and dining room, which offers an open-concept layout. It has 1 full-sized couch, a loveseat, velvet accent chair, and a flat-screen TV.

BEDROOM #3: This bedroom is located to the right of the hallway. It has a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. There is access to the front balcony of the home. It has a conjoined bathroom that is shared with Bedroom #4.

HOUSE RULES:
-This is a NON-smoking property.
-Weddings & Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.

BOOKING POLICIES:
-Student, College & underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted within the Villas per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.

-This home is pet-friendly, up to 30lb in size, but all pets must be approved and are subject to a pet fee of $150 per pet. Please request approval before booking.

PARKING:
-ALL CARS MUST BE IN DRIVEWAY. 5 CARS MAXIMUM. NO Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.
