1ST FLOOR:

KITCHEN: This large kitchen is fully stocked for making meals for large families. Its bold design features both white and dark green cabinetry with modern gold accents. Includes a microwave, dishwasher, stove, 1 refrigerator, 2 toasters, Keurig, coffeepot, crockpot, griddle, and blender, as well as all the normal utensils and cookware. Also has a large counter-height bar with 8 bar stools. It has a view of the back screened-in patio and the pool in the backyard.

DINING ROOM: The dining room is located just past the home entryway. It has a large, beautiful table with seating for 14 people. It is just before the kitchen and bar, so anyone sitting at the bar stools will not be far from the rest of the family.

LIVING ROOM: This very spacious living room is full of natural light. It’s next to the kitchen and dining room, in an open-concept layout. It has large windows with a view of the back screened-in patio and pool in the backyard. It has 3 full-sized couches and a mounted 55-inch flat-screen TV.

BEDROOM + BATHROOM #1: This bedroom is off the dining room to the left after walking in the front door. It includes a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has its own private bathroom with a glassed-in tub/shower combination.

BACK SCREENED-IN PATIO & OUTDOOR LIVING SPACE: Located off the back of the home, off of the living room and kitchen, is a large and cozy screened-in patio space. It includes a smaller, secondary kitchenette, an outdoor dining table, and a living space with a mounted flat-screen TV. All protected from the sun and weather.

BACKYARD: This oasis of a backyard is lush and tropical. There’s a hammock, large 6-person dining set with an umbrella, gas grill, and several lounge chairs. There is a HOT TUB SPA, and the private, saltwater pool can be heated in the cooler months.

2ND FLOOR KITCHENETTE AND SITTING AREA: 2 round tables and seating for 4. The kitchenette includes a small refrigerator, sink and Keurig.

Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.
-Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.
-Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.

HOUSE RULES:
-This is a NON-smoking property.
-Weddings & Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.

BOOKING POLICIES:
-Student, College & underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted within the Villas per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.

RENTAL ADJUSTMENTS:

-Rates include “20” guests. A fee of $115.00 per guest will be charged for each guest over the included number.
-Pool Heat: “$400.00”

GOLF CART:
-Free Golf Cart Included with Rental. Some Exclusions may apply. Golf carts are not included for groups under the age of 25 or student groups.

PETS:
-This home is pet-friendly, up to 30lb in size, but all pets must be approved and are subject to a pet fee of $150 per pet. Please request approval before booking.

PARKING:
-ALL CARS MUST BE IN DRIVEWAY. “5” CARS MAXIMUM. NO Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.

CANCELLATIONS:
-We offer a cancellation policy: If a reservation is canceled 60 days before arrival, we charge %25 of the rental rate. If canceled after 60 days before arrival, there are no refunds.
