There’s a private, designated beach access for you right outside of the community. Take the complimentary 6-passenger golf cart we include over to the Silver Sands Premium Outlet Mall (home to 110 designer and name-brand outlet stores), just 2 miles away. 1ST FLOOR:
KITCHEN: This is a fully stocked kitchen with a center island bar. The bar will seat an additional 5 people across from the dining room table. The countertops are quartz, and the finishes are timeless brushed nickel and stainless steel. There is a stove, microwave, dishwasher, refrigerator, toaster, Keurig, blender, griddle, crockpot and all utensils.
DINING ROOM: Has a very large, sturdy, custom-made wood table that seats up to 10. Also has a view of the backyard and pool area.
LIVING ROOM: This living area is very spacious and has ample seating, featuring 3 full-sized
couches and a large flat-screen TV. The living room also has a view of the backyard and pool. The ship-lapped walls and trendy accent trim work give the whole living and dining area a very cozy, casual vibe. It’s the perfect place to gather with those you love!
BEDROOM & BATHROOM #1: Upon entering the home, located on the right-hand side is the first bedroom, which features a king-size bed, nightstands, flat screen TV, and plenty of natural light. This bedroom is connected to a bathroom with a shower/tub combo single vanity and can also be accessed through the hallway.
BEDROOM & BATHROOM #2: Upon entering the home, located on the left-hand side, the second bedroom features a king-size bed, nightstands, flat-screen TV, and plenty of natural light. This bedroom is connected to a private bathroom with a single vanity and a walk-in shower.
BACKYARD: The luxurious backyard has a private pool with a hot tub and splash pad. The splash pad is an easy entry point into the pool and an easy place for babies and toddlers to play safely. There is also an outdoor dining set that seats 6 and multiple lounge chairs. There is a grill, and propane is provided for you. The pool and spa can be heated in the cooler months upon request. The driveway can accommodate 4 cars plus the golf cart. There is no additional parking.
2ND FLOOR:
BEDROOM + BATHROOM #3: This features a king-size bed, nightstands, flat-screen TV, and plenty of natural light. This bedroom is connected to a private bathroom with a single vanity and a walk-in shower. This room also has a door to the porch overlooking the front yard.
BEDROOM + BATHROOM #4 This features a king-size bed, nightstands, flat-screen TV, and plenty of natural light. This bedroom is connected to a private bathroom with a single vanity and a walk-in shower. It also has a door to the porch shared with Bedroom 3.
BEDROOM + BATHROOM #5: This is a spacious master suite featuring: a king-size bed, full-sized desk and accent chair, nightstands, dresser, flat screen TV, and plenty of natural light. This bedroom is connected to a large private master bathroom with a glassed walk-in shower and double vanity.
LAUNDRY ROOM: Spacious laundry room with full-size washer and dryer.
3RD FLOOR:
BEDROOM # 6: Located to the right of the stairs is the sixth bedroom. This bedroom features a king-size bed, nightstands, flat-screen TV, and plenty of natural light. Bedroom #6 shares a bathroom with bedroom #7.
BEDROOM #7:
Straight ahead, the top of the third-floor stairs is a large bunk room with ample space for sleeping and activities. This room can comfortably sleep up to 8 guests and shares a bathroom with bedroom #6.
BATHROOM #6: This third-floor spacious bathroom features a double vanity, plenty of drawers and cabinets for storage, and a walk-in shower.

AMENITIES:
-Each Home is Supplied with Premium SoJo Amenities: 1 Roll of Toilet Paper per Bathroom, 1 Roll of Paper Towels, 2 Dish Pods, 1 Liquid Dish Soap, 2 Laundry Pods, 2 Trash Bags per Trash Can in the Bathrooms and Kitchen, 1 Pack of Kitchen Wipes. Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.
-Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.
-Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.
HOUSE RULES:
-This is a NON-smoking property.
-Weddings & Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.
BOOKING POLICIES:
-Student, College & underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted within the Villas per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.
RENTAL ADJUSTMENTS:

-Rates include “16” guests. A fee of $115.00 per guest will be charged for each guest over the included number.
-Pool/Spa Heat: “$400.00”
GOLF CART:
-Free Golf Cart Included with Rental. Some Exclusions may apply. Golf carts are not included for groups under the age of 25 or student groups.
PETS:
-This home is pet-friendly, up to 30lb in size, but all pets must be approved and are subject to a pet fee of $150 per pet. Please request approval before booking.
PARKING:
-ALL CARS MUST BE IN DRIVEWAY. “4” CARS MAXIMUM. NO Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.
CANCELLATIONS:
-We offer a cancellation policy: If a reservation is canceled 60 days before arrival, we charge %25 of the rental rate. If canceled after 60 days before arrival, there are no refunds.
