The Space:
The Northender is an 8 bedroom, 8 bath, private home that sleeps up to 24! This home is 3 stories tall and it features brand new, modern décor! There’s a private, saltwater pool and spa in the backyard as well as a community pool! It’s located in The Villas of Frangista Beach which is just off of Scenic Highway 98 and very close to the popular Whale’s Tale restaurant and beach access. There is also a private, designated beach access for you right outside of the community. Take the complimentary 6-passenger golf cart over to the Silver Sands Premium Outlet Mall, (home to 110 designer and name brand outlet stores), just 2 miles away. Also within 2 miles of the home are countless restaurants, grocery stores, gas stations, CVS Pharmacy, 2 large and popular public beach accesses, and much more!

1ST FLOOR:

KITCHEN: This large kitchen is fully stocked for making meals with large families. The Northender includes a microwave, dishwasher, stove, 1 refrigerator, 2 toasters, Keurig, coffeepot, crock-pot, griddle, blender….as well as all the normal utensils and cookware. There is also a counter-height bar with 4 bar stools.

DINING ROOM: Located across from the kitchen and bar, this dining room has a large beautiful wood table, with unique oak benches. It seats 12 people.

LIVING ROOM: This very spacious living room is full of natural light. It’s next to the kitchen and dining room, in an open concept lay out. It has 3 full-sized couches, and a mounted 55-inch flat screen TV.

BEDROOM + BATHROOM #1: This bedroom is off the main hallway to the right after walking in the front door. It includes a king-sized bed, dresser, 2 nightstands and a mounted flat screen TV. It has its own private bathroom with a shower/tub combo.

BEDROOM + BATHROOM #2: Across from bedroom #1, this bedroom is off the main hallway to the left when you walk in the front door. It includes a king-sized bed, dresser, 2 nightstands, and mounted flat screen TV. It also has its own private bathroom with a glassed-in stand up shower. This bathroom can also be accessed from the hallway.

BACKYARD: This oasis of a backyard is lush and tropical. There’s a hammock, large 6-person dining set with an umbrella, gas grill, and several lounge chairs. The 10′ x 25′ private, saltwater pool and spa can be heated in the cooler months.




2ND FLOOR:




BEDROOM + BATHROOM #3: Up the stairs and located in the front left corner of the home, this bedroom includes a king-sized bed, dresser, 2 nightstands, and mounted flat screen TV. It has its own private bathroom with a glassed-in stand-up shower, and also has access to the front balcony. This balcony has a cozy seating area for morning coffee time.

BEDROOM + BATHROOM #4: This bedroom is just down the hallway from bedroom #3. It includes a king-size bed, dresser, 2 nightstands, and a mounted flat screen TV. It has its own private bathroom with a glassed-in stand-up shower.

BEDROOM + BATHROOM #5:This bedroom is down the hallway, in the back right corner of the home. It includes a king-size bed, dresser, 2 nightstands, and a mounted flat screen TV. It has its own private bathroom with a glassed-in stand-up shower. There is extra floor space for an air mattress, and the air mattresses and sheets are stored in the closet.. This room also has access to the backyard screened-in balcony that is shared with bedroom 6. There is a door chain and security locks on these balcony doors for child safety.

BEDROOM + BATHROOM#6: This room is across from bedroom 5, in the back left corner of the home. It includes a king-size bed, dresser, 2 nightstands, and a mounted flat screen tv. It has its own private bathroom with a shower/tub combination. Lastly, it also has access to the backyard screened-in balcony.

LAUNDRY ROOM: Located off the main hallway. 1 washer, 1 dryer. You will find all the bathroom linens stored here.



3RD FLOOR:



BEDROOM + BATHROOM #7: Up on the 3rd floor, go straight to bedroom #7. It includes a king-size bed, dresser, 2 nightstands, a mounted flat screen TV, and also has extra floor space for an air mattress or a pack-n-play. It has its own private bathroom with a glassed-in stand-up shower.

BEDROOM #8 (BUNK ROOM) + BATHROOM 8: Last, but certainly not least, bedroom #8 is across the hallway from bedroom 7. This Bunk Room has 2 built-in full over full bunk beds. There is also a flat screen mounted tv. It has its own private bathroom with a glassed-in stand-up shower. This includes 4 bunks that can sleep 8.

ADDITIONAL INFORMATION:

•Each Home is Supplied with Premium SoJo Amenities: 1 Roll of Toilet Paper per Bathroom, 1 Roll of Paper Towels, 2 Dish Pods, 1 Liquid Dish Soap, 2 Laundry Pods, 2 Trash Bags per Trash Can in the Bathrooms and Kitchen, 1 Pack of Kitchen Wipes. Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.

•Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.

•Weddings and Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.

•This is a NON-smoking property.

•Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.

We do offer a cancellation policy:
If a reservation is canceled before 60 days prior to arrival, we charge %25 of the rental rate. If canceled after 60 days prior to arrival there are no refunds.

Neighborhood:
This brand new construction home is located in the private gated neighborhood Villas of Frangista in Miramar Beach, FL. The Northender is just about two blocks from the sugar white sand and the emerald waters of the beautiful Gulf Coast. Villas of Frangista also offers its own Private Deeded Beach Access.

Other things to note:
Private beach access only provides access to the beach. There is no: parking, restrooms, showers, easy access ramps, restaurants, or playgrounds at the private beach access.
There are two large public beach access points with all the amenities you'll need for a day at the beach within one mile of the home, located at Pompano Joe's and Whale's Tale.

Getting Around:
The best way to get around is via golf cart! Some folks also enjoy walking to the private deeded beach access at the end of Hollywood St.
